‘Coreena’ and neighbouring ‘Binya’ present an exceptional opportunity to secure 2,029 hectares of strategically developed, highly productive cropping and grazing land in the Eurongilly Valley region of the renowned South West Slopes of NSW, coveted for its fertile soils and rolling land types, excellent climatic conditions and above average production.

High-yielding dryland crops including cereals, oilseeds and legumes are cultivated alongside premium grazing pastures, with approximately 5,500 Merino ewes carried in addition to the cropping land.
Vendor, Olivia Skellern, said there was scope for the inclusion of the high-quality Merino ewes in the sale, along with comprehensive flock records. Approximately 500 first cross ewes could also be considered in the sale.
“All the ewes are fitted with EIDs and we have a wealth of flock measurement and performance data on all our sheep,” Ms Skellern said.
“Both properties have excellent infrastructure, particularly the central laneway system that provides access to all of the paddocks and makes it very easy to move livestock or machinery.”
Ms Skellern said the native trees had been planted to establish additional revenue streams.
“Regional Local Land Services officers advised us on planting 27,000 native trees of various species on hilltops across the properties, which could be used in the future to link wildlife corridors and secure biodiversity and carbon credits,” she said.
Water security is considered a feature, with water provided from several sources including groundwater bores as well as access to the Goldenfields mains water scheme, numerous catchment dams and frontage to the Mitta Mitta Creek. Groundwater is sourced from the Lachlan Fold Belt Murray Darling Basin and is pumped to a large header tank on a ridgeline at the centre of the property, which is then gravity-fed throughout the property.
Infrastructure on the properties has undergone significant transformation, with improvements in water infrastructure, fencing upgrades and laneways greatly enhancing productivity.
A six-stand shearing shed features modern undercover sheepyards with capacity for 2,000 head and adjoining containment yards. Equine enthusiasts will appreciate the stable complex equipped with a rail yard and dressage arena.
A newly constructed 1,300 square metre machinery shed and workshop, along with steel cattle yards, three haysheds and grain storage of 1,150 tonnes support operations across both properties.
