Long-term lease and water make Boongargil a top cropping option
Perfectly positioned in the highly productive Border Rivers region of Queensland, Boongargil is a large-scale irrigated and dryland cropping opportunity proudly presented to market by LAWD, producing cotton, wheat and sorghum in rotation.
The 4,256ha holding 60km west of Goondiwindi, is well-positioned on the northern side of the Macintyre River and currently leased to an experienced operator until June 2026.
An area of 1,586ha, or 37 per cent of the property, is extensively developed to irrigation, including 258ha of centre pivot and 1,328ha of flood irrigation complemented by 1,814ha of dryland cropping, with the balance grazing and support land.

Boongargil benefits from substantial water allocations supported by significant on-farm storage and supply channel systems, which deliver water to 13 flood irrigation fields and three centre pivot irrigators.
An excellent climate and Boongargil’s reliable annual rainfall of 505mm are further boosted by the property’s land types – mainly Coolibah Floodplains with portions of Poplar Box and Brigalow Belah – and soils, which include a mix of self-mulching black/grey cracking clays with areas of red soils, ideally suited to both summer and winter cropping.
Average cotton yields for the region are 12.5-13.5 bales/ha and cereal crop yields 2-3t/ha.
Boongargil has an array of residences, including the main four-bedroom homestead and two additional houses, while seasonal worker accommodation is provided by three ACTO units. Further infrastructure includes two machinery sheds, a storage shed, an 800 tonne grain shed, and eight silos with a combined capacity of 600 tonnes.
Goondiwindi is a major agriculture production and supply hub for the Border Rivers region and townships further west, providing a strong labour market and a range of services and agencies including retail, financial, medical, government and primary and secondary education.
