High rainfall grazing opportunity in sought-after Jugiong district comes to market after 30 years

A proven grazing holding, with an assured renewable energy income stream, in the sought-after South West Slopes region of New South Wales has been brought to market for the first time in 30 years with expressions of interest now open through LAWD.

“Coppa Canyon”, near Jugiong, comprises 883.7ha traditionally utilised as a self-replacing fine Merino wool and lamb enterprise, and features 13 income-generating turbines in an established wind farm facility. Up to 3,000 Merino ewes and progeny have been run (6,000 Dry Sheep Equivalent) across the property, which is also highly suited to beef production.

LAWD Senior Director, Col Medway, said Coppa Canyon, currently held by Byll and Felicite Swan, would appeal to nearby farming families seeking expansion and high net worth investors drawn by attractive passive income from a renewable energy source.

“The property is a proven parcel of high-rainfall land that has consistently produced high-quality fleece and lambs, that now also benefits from a substantial stream of additional income from the wind farm,” Mr Medway said.

“The Swans have implemented an excellent development program throughout their ownership, with the scale and location of this opportunity positioning it to draw not only over-the-fence local buyers but also investors from outside the area looking to secure land in a high-rainfall region that is renowned for long-term family generational ownership in the South East of NSW.”

Improvements include two large machinery sheds and hayshed, sweating shed, four-stand shearing shed and yards, cattle yards, 70 tonne grain storage, workshop and garage, outpost sheep yards and shearing shed, as well as stables and tack room. Pastures are made up of perennial native grasses, clover and ryegrass, with half the property benefitting from top dressing with single superphosphate every two years.

Accommodation is catered for with a three-bedroom homestead, as well as shearing quarters with newly refurbished kitchen, while the highly popular The Sir George Hotel and Longtrack Pantry in Jugiong are just 22km away.

Vendor, Byll Swan, said Coppa Canyon was exceptional sheep country that had underscored a profitable lamb and wool enterprise for decades.

“This is, without doubt, wonderful sheep country where we have successfully run a self-replacing Merino flock and made money from it,” Mr Swan said.

“We’ve made several improvements including implementation of a laneway system and fencing, and improvement of dams, while we have also significantly enhanced the sheep handling and shearing facilities.

“However, with seven grandchildren now in Hobart, Canberra and Sydney the time is now right for us to make Coppa Canyon available to its next custodian.”
