Henty Field Farms offers productive mixed-farming opportunity in coveted Dardanup Shire

THE opportunity to secure a productive mixedfarming opportunity in the highly regarded South West region of Western Australia has been brought to market by LAWD with Expressions of Interest now open for ‘Henty Field Farms’. 

Comprising a total land area of 734 hectares, featuring 17 contiguous lots across 15 titles, the portfolio currently produces hay crops, beef cattle, dairy cattle, wool and lamb.  

Benefitted by a Mediterranean climate with an average annual rainfall of 795 millimetres, the property is strategically located in proximity to regional centres being four linear kilometres south of Burekup, six linear kilometres north-east of Dardanup, 17 linear kilometres east of Bunbury and 155 linear kilometres south of Perth.  

LAWD Director, Simon Wilkinson, said the property’s high productivity was underpinned by favourable factors including diverse soil types and access to irrigation water, with high levels of interest expected for the Henty Field Farms portfolio.  

“Channel irrigation currently provides access to 384 megalitres of Harvey Water Entitlement, sourced from the Wellington Dam,” Mr Wilkinson said. 

“Further water security is offered through the 1.5-megalitre groundwater licence to take water from the Yarragadee South aquifer located on Lot 3551.”  

The property features a diverse mixture of soils, including gravelly loam, sandy loam, and loam over clay, and is close to processing facilities at Boyanup (sale yards), Bunbury (grain receival and abattoir), Brunswick (milk), and Harvey (abattoir and milk). 

LAWD Director, Don Fry, added the portfolio was a strong agricultural asset close to Bunbury, a well-regarded area providing agricultural production and services.  

“Boasting flat to gentle undulations and developed annual and perennial pastures, Henty Field Farms is well equipped for mixed-livestock production, further supported by multiple earth dams,” Mr Fry said.  

“Bunbury provides an array of amenities and services including retail, financial, medical, government and education, as well as required agricultural services. Proximity to these services will provide buyers with access to a strong labour market.” 

The Henty Field Farms portfolio is currently leased to multiple lessees, terminating on 29 February 2024. It is important to note that these leases will not be included as part of the contractual agreement, and the properties will be offered for sale with vacant possession.
