Highly productive river country ‘has to be seen to be believed’

Security of income and potential for increased productivity through pivot irrigation are highlights of the 184ha hay and livestock enterprise, “Fairview”, set on the rich alluvial flats of the Belubula River at Canowindra.

The picture-perfect lucerne hay and lamb finishing property produces 35,000-40,000 small bales and 400-500 large bales annually and has a portfolio of secure, long-term clients, the largest of which has committed to continuing to buy from the new owners.

Half of the 150 hectares of lucerne on “Fairview” are established stands producing six cuts a year on alluvial, self-watering river flats, with the rest newly sown.

The property has more than 4km frontage to the Belubula River as well as two irrigation licences – a 304mL river irrigation licence and a 248mL bore irrigation licence – and additional frontage to a permanent, spring-fed billabong.

Vendor Kelvin Menzies said the addition of a pivot irrigator to the dryland country on “Fairview” would be a ‘game changer’.

“The productivity of this river country has to be seen to be believed, and a centre pivot on the dryland country would boost productivity and income streams even further,” Mr Menzies said.

Stock water for lamb trading and finishing comes from a fully operational solar bore pump lifting water to a header tank and gravity feeding back to stock troughs, as well as the large established garden at the homestead.

“Fairview” is equipped with a three-stand shearing shed and adjoining sheep yards, steel cattle yards, a new 32m x 24m hayshed with capacity for 30,000 bales and another 30m x 20m hayshed with capacity for 20,000 bales.

A highlight of the property is the serene 100-year-old pisé (rammed earth) homestead with 3.8-metre ceilings that has been blended beautifully with a modern, open plan renovation to include four spacious bedrooms, modern kitchen with high end appliances and a light-filled undercover entertaining area with views over the pool and surrounding countryside.

Adjacent to the house is a fully self-contained studio with kitchenette and bathroom, three car garage with internal access to the home, and an irrigated, landscaped garden with a variety of fruit trees, a fire pit and raised herb garden beds.

LAWD Senior Director Col Medway said “Fairview” ticks all the boxes as a standout investment prospect.

“This is a blue-ribbon property with guaranteed income and potential for further expansion, making it an exceptional opportunity for buyers seeking an opportunity with proven performance in intensive agricultural production,” he said.

“Fairview” is for sale by Expression of Interest closing 12 noon (AEDT) on Thursday, October 12, 2023.
