Ivanhoe: versatile farming asset close to Boorowa

“Ivanhoe”, a versatile 199ha boasting 715mm annual rainfall, strong productive soils and excellent working facilities in an enviable location close to Boorowa, has been listed for sale by private treaty by Bill and Annabel Scott.

“Ivanhoe” is 95 per cent arable and has been sown to a productive pasture mix consisting of arrowleaf clover, cocksfoot, multiple sub-clover varieties, phalaris and lucerne, boosting its carrying capacity to 2550 DSE. Its versatility allows the property to run high numbers of sheep or cattle, or it may be fully cropped, providing the potential to pivot quickly with commodity markets.

This year the Scotts have lambed 1300 medium-large frame Merino ewes for a 130 per cent lambing rate, producing 1700 Dorset/Merino weaners. Dual-purpose cereals and canola have formed part of the cropping rotation since 2019 in preparation for pasture development.

Bill Scott said the family is proud of the extensive pasture improvement program carried out at “Ivanhoe” over the past four years.

“The results we’ve experienced in increased productivity so far have been terrific. Our final 24ha of pasture was sown in April so next year the carrying capacity should be greater again,” he said.

“We’ve also improved working facilities on “Ivanhoe” which has made it easy to attract professional local contractors to assist us, even when labour shortages have affected the industry.

“The combination of sound fencing, reliable water, small paddocks and gently undulating topography make for easy management.”

Facilities include an efficient multi-purpose three stand shearing and machinery shed, sheep yards and loading ramp with B-double access and two additional storage sheds, along with a 20,000L rainwater tank. Power is connected to the main operational hub.

Ivanhoe has 11 certificates of title and the minimum lot size for Hilltops Council is 40ha, so the property may be subdivided or offer new buyers the opportunity to build a new homestead.

The Scotts have purchased a property adjoining their home block and will continue to run their farming operation parallel with their off-farm careers, which is made possible by Boorowa’s proximity to Canberra Airport (100km away) and Sydney (270km).

“Ivanhoe” is for sale by private treaty for $3,275,000 and the property may only be inspected by prior arrangement with LAWD.
