LAWD completes fifth town centre sale in 12 months, lists new LCC opportunity

ONE of the last remaining sites in the highly sought-after northern growth corridor, the Aston Neighbourhood Town Centre, has become the fifth town centre development site sold in the last 12 months by LAWD.

Ideally located in the award-winning Aston master planned community, approximately 25km north of Melbourne’s CBD, the 2.284 ha site is permit approved for an extensive retail development, with potential to secure an alternative mixed-use outcome (STCA).

LAWD Director, Paul Callanan, said the rare opportunity to secure a site in the booming northern growth corridor attracted keen competition from local and international developers.

“Melbourne is experiencing unprecedented occupier demand and record low vacancy that is underpinned by e-commerce demand, onshoring and population growth,” Mr Callanan said.

“The Aston Neighbourhood Town Centre is in close proximity to a number of major northern flagship residential projects currently under development by some of Australia’s largest developers, making this asset highly desirable to investors looking to capitalise on its strategic positioning, high exposure triple street frontage and proximity to extensive local amenities.

Riverfield Local Convenience Centre now for sale

The sale of the Aston Neighbourhood Town Centre coincides with the listing of the Riverfield Local Convenience Centre (LCC) at 5s Riverland Road in Clyde, in the sold out Riverfield master planned community.

The 8,929sqm site boasts high exposure corner frontage and the potential to deliver a comprehensive retail, commercial and mixed-use development (STCA), and is expected to draw interest from a buying pool similar to that which competed for the Aston Neighbourhood Town Centre.

Mr Callanan said the Riverfield Local Convenience Centre would capitalise on a significant catchment of more than 10,000 new homes across its own Riverfield community and the surrounding Evergreen, Orana, Bella, Edgebrook and Lilium communities. Additionally, it is located near the future Clyde South Precinct Structure Plan which is poised to deliver an additional 13,000 lots once approved by the Victorian Planning Authority.

“This is a prominent local convenience centre benefiting from frontage onto Ballarto Road and presents a rare opportunity to acquire an LCC designated site within one of Australia’s fastest developing growth corridors,” he said.
