Leading agronomic management yields benefits for Great Southern land

‘SHALIMAR’, an exceptional 825-hectare dryland cropping and livestock property in Western Australia’s great southern farming region is being offered to the market by LAWD.

The productive operation has benefitted from leading agronomic management and pasture renovation resulting in outstanding performance across its grains and sheep production. In 2023, the property produced approximately nine tonnes per hectare for oaten hay, 5.2 tonnes per hectare for barley, 4.5 tonnes per hectare for oats, 2.35 tonnes per hectare for canola and ran 13 dry sheep equivalents (DSE) per hectare.

LAWD Director, Simon Wilkinson, said the property’s performance made it an outlier for the region.

“Shalimar offers an excellent balance of productive land classes suited to dryland cropping and livestock breeding, backgrounding and finishing, which is supported by a favourable climate,” Mr Wilkinson said.

“It features a mix of quality soil types, long-term average rainfall of approximately 500 millimetres and is reliably watered from 14 strategically located earth dams.

“In terms of geography, it is in close proximity to commodity facilities for grain handling, fertiliser distribution, and regional sheep and cattle saleyards.”

Of the property’s total land area of 825 hectares, which are held across seven certificates of title, 727 hectares are considered effective for farming.

Mr Wilkinson said the paddocks had been strategically developed to maximise farming efficiencies.

“Laneways are located through the property to support efficient movement of livestock and cropping equipment,” he said.

“In addition, the ringlock and plain wire fencing is in great condition, and the property has yards with capacity to handle approximately 1,000 head of sheep.

“This really offers buyers a rare opportunity to acquire a productive operation located within a tightly held agricultural region.”

Shalimar is favourably located approximately 35 linear kilometres from Boyup Brook, 120 linear kilometres from Bunbury, 165 linear kilometres from Albany and 225 linear kilometres, or a three-hour drive from Perth.
