Livestock grazing opportunity in the spectacular Chittering Valley

A HIGHLY productive 459.10ha livestock grazing property located in Western Australia’s popular Chittering Valley is being offered for sale by national real estate firm, LAWD.

The property, “LB’s and Goyamin”, currently runs 120 breeders and 150 yearlings, with 20ha of oaten hay sown for silage and feed. The property is expected to generate strong interest from the market.

Agent for the sale, LAWD Senior Director, Will Morris, said the sought-after location and excellent balance of productive land classes made the property an attractive opportunity for potential buyers.

“Located in the northern hills of the Darling Range, and an easy one-hour drive to Perth CBD, the Chittering Valley is renowned for its undulating hills and productive soils,” Mr Morris said.

“The property’s mixed fencing, range of reliable water sources, and easy access to major transport links, as well as the Muchea Livestock Centre, make it ideal for livestock breeding, backgrounding and finishing.

“Almost 60% of the approximately 460ha is arable, with the non-arable land home to native vegetation and a diverse range of timber species including Wandoo, Mallee, Jarrah, Banksia and Marri.”

The property boasts ample and consistent water sources, with frontage to the Brockman River, two surface dams, rainwater tanks, and a bore supplying a tank and trough network, all supported by an average rainfall of approximately 810 millimetres.

The holding includes a range of infrastructure including two machinery sheds and general purpose shed, as well as a single stand shearing shed with attached yards. Mr Morris said there was scope to build or renovate a residential dwelling.

“Currently a circa 1930s three-bedroom, brick and tile homestead requiring renovations is located on the property, which could make a great project, or there is an opportunity to knockdown and rebuild,” he said.

“The strategic location provides easy access to a range of services including shopping facilities, primary, secondary and tertiary education, medical, as well as agricultural support and irrigation services.”

Located at 545 Chittering Valley Road, Lower Chittering, the property is being offered for sale by online auction (Openn Negotiation) with online bidding opening at 12noon (AWST) on Monday 2 October, and final bidding closing at 1.00pm (AWST) Thursday 26 October.
