GRAZING ENTERPRISE
The vendor is currently managing a Hereford breeding operation. The current cattle operation consists of 120* cows AI to Hereford genetics which were joined in late September last year (2023) for eight* weeks while also using a backup Hereford bull. Approximately 50 heifers are retained each year while the steers are generally sent to a feedlot averaging 380* kilograms at eight and a half months of age.

TOPOGRAPHY AND SOILS
Soil type across the Property comprises predominantly productive Black and Red soils to lighter shallow soil in the steep hillside.
The Property ranges in topography from arable undulating land through to grazing hillsides. The Property ranges in elevation from 400* metres Above Mean Sea Level (AMSL) along the northern boundary to 700* AMSL along the timbered western boundary.

WATER
The property is watered by an exception bore situated in the northwest corner. The vendor states the bore’s flow rate is 18,900* litres or 5,000* gallons per hour and 54* metres deep. The solar bore is pumped to head tanks and reticulates to troughs in each paddock.
There has been significant investment in the water infrastructure including a large portion of pipe being replaced with 50* millimetres blue line poly. There is also a new Lawrance controller on the solar bore. There are nine* dams also located on the property with two of them not drying out in the 2019 drought.
