Significant commercial hydroponic opportunity ‘Riverdale Herbs’ listed for sale

IN a rare opportunity to secure an outstanding mixed herb farming enterprise with future development potential, “Riverdale Herbs” has been brought to market by national real estate and advisory firm LAWD.

Located in the productive Scenic Rim region of South East Queensland, the property comprises a total land area of 26 hectares including a state of the art 7,200 square metre Cravo greenhouse, providing the latest in hydroponic technology to support premium culinary herb production.

Currently used to produce mint, basil, coriander, parsley and leafy greens, Riverdale Herbs boasts 25 hectares of arable land strategically located close to Boonah (28 kilometres), Ipswich (28 kilometres), Beaudesert (56 kilometres) and Brisbane (66 kilometres).

LAWD Director, Simon Cudmore, said the property presented a unique opportunity for discerning buyers to acquire an intensive hydroponics herb and leafy green operation with opportunities for significant expansion.

“Riverdale Herbs has longstanding relationships with national retailers and supermarkets, and benefits from the presence of an experienced General Manager who is available to remain in place, as well as a locally sourced workforce, providing the incoming purchaser with a capable team to seamlessly continue and maintain operations,” Mr Cudmore said.

Mr Collins added: “The vendors have invested in high-quality structural improvements including a nutrient shed, modern pump shed, potting/seeding shed, packing shed with substantial cool storage, rural shedding, office and staff amenities, as well as a comfortable two-bedroom dwelling.”

Benefitted by a sophisticated first-class irrigation system, the enterprise is supported by a secure 50 megalitre water allocation from the Warrill View Irrigation Scheme, as well as multiple on-farm water storages with a combined tank capacity of 450,000 litres.

Established in 1998, Riverdale Herbs located at 178 Dunns Avenue, Harrisville sprawls across fertile soils and features Normanby Creek frontage, with an average annual rainfall of 807 millimetres.

Along with its extensive structural improvements and reliable rainfall, the property also benefits from fully automated and climate controlled growing conditions under the greenhouse, as well as two open air growing areas of approximately 166 square metres.

A highly regarded cropping enterprise, underpinned by significant irrigation systems, Riverdale Herbs sets a platform for future growth opportunities, including potential for development to expand its 25 hectares of arable support land as well as earthworks to enable a doubling of the greenhouse area.

Riverdale Herbs is being offered for sale through LAWD by Expression of Interest closing at 12pm (AEST) Thursday 28 September 2023.
