Versatility plus excellent water a winning combination

THE option to step straight into a versatile, well-improved livestock production system in the premium mixed farming region of New South Wales’ Southwest Slopes has been presented with the Henderson family’s listing of “Yarra”, Binalong.

The versatility of the 281ha property has been proven over the past seven years of the Hendersons’ ownership, with “Yarra” supporting wool-growing Merino wethers, Merino ewes joined to Poll Dorset rams to produce store crossbred lambs, and beef cattle on agistment.

Capable of running 2,950 DSE, “Yarra” has excellent fencing and is currently conservatively stocked with 950 ewes and lambs. The property’s native grass, clover pastures and forage crops have comfortably supported 1300 Merino ewes and 40 cows previously.

Excellent water security is delivered by 10 proven dams which successfully maintained water supply to the property throughout the Millennium drought.

“The property has prime potential as an add-on to an existing farming operation, a first purchase of an established turnkey property, or a tree change option for an urban investor,” LAWD Senior Director, Col Medway, said.

Located eight kilometres from Binalong, an hour from Canberra and approximately three hours from Sydney, the property is conveniently located close to markets, service suppliers and social amenities.

With sealed road frontage and all-weather access, “Yarra” features a two-stand woolshed, sheep and cattle yards, a near-new machinery shed with capacity to store hay, a silo and a brick barn cottage requiring internal fit-out.

Vendors Kim, Roxanna, George and Alanna Henderson, principals of the former Grogansworth Merino Stud, are well known for breeding large-framed, fertile sheep with a fine-medium 19 micron fleece.

The family combines genetics with fertilised pasture and conservation practices to maximise returns. Triticale is grown and grazed as a forage crop and this year the “Yarra” cultivation has been fallowed and 3t/ha of lime applied, leaving it ready for cropping or sowing to permanent pasture.

George Henderson said the productivity of the property is evident in consistently high-quality wool cuts and saleyard returns.

“Yarra” is offered for sale by Expression of Interest closing at 12 noon (AEDT) on Thursday 26 October, 2023.
